Student Housing · Common Areas

Where residents
form their first
impression.

Lobbies, hallways, laundry rooms, study lounges — these shared spaces are the first thing residents and their families see. They set the tone for the entire property and directly affect occupancy, renewals, and reputation.

Why It Matters

Common areas are
your property's
public face.

Residents can keep their own unit spotless, but if they walk through a dingy hallway or use a grimy laundry room every day, that's the experience they remember. That's what they tell their friends. That's what they post about.

Well-maintained common areas increase resident satisfaction, reduce complaints, and make renewals much easier. They also protect property value — wear and buildup in shared spaces is far harder and more expensive to address if left too long.

"The lobby is the last thing parents see when they drop their student off. Make it count."

Schedule Options

Frequency that fits
your property
size and traffic.

A 50-unit property and a 400-unit property need very different cleaning cadences. We build the schedule around what your common areas actually need — not a standard package that over-serves some areas and under-serves others.

📅
Daily / Weekday Service
For high-density properties — lobbies, hallways, and high-traffic areas cleaned every day so nothing accumulates and issues are caught early.
🔄
Weekly Recurring
Ideal for mid-size properties. Every common area gets a full clean weekly with spot checks built in for high-use spaces like laundry and fitness rooms.
🔧
Monthly Deep Clean
Baseboards, vents, behind appliances, grout lines, and every surface that doesn't get touched in a standard visit. Paired with recurring service or standalone.
FAQ

Common area
questions.

What property managers typically ask before getting started.

Talk to us directly →
Do you clean while residents are using the spaces?
+
Yes. We work around resident activity — placing wet floor signs, working section by section, and being respectful of people moving through. For certain spaces like laundry rooms, we can schedule during lower-traffic windows if preferred.
Can you handle multiple buildings on one property?
+
Yes. Multi-building properties are something we manage regularly. We coordinate across buildings on the same visit or split visits across the week depending on what makes most sense for the property.
Do you handle outdoor common areas?
+
We focus primarily on interior common areas. For outdoor spaces like pool decks, patios, or breezeways, let us know what you need and we can discuss what falls within our scope.
What about move-out season? Can you scale up?
+
Yes. Move-out season is the most demanding period for student housing properties. We can increase frequency, add extra crew, and prioritize high-traffic areas during turnover periods. Plan ahead and we'll be ready.
Can you also clean individual units?
+
Yes — that's our Full Turn service. We do complete unit cleanings at move-out and move-in, coordinated alongside common area service so your whole property is ready for the next lease cycle. See our Full Turn page for details.
